Pre Construction

Henderson is systematic in the way we provide construction management services. The foundation of our approach is a structured process that starts early during the preconstruction phase. Major components addressed during this phase include Project Planning, Cost Development, Schedule Development and Procurement. Agreement of the project goals among all key project participants during this phase is essential. When engaged early in the process, we work with the rest of the Project Team to develop and implement a project plan, outlining and defining all budgetary, schedule, quality, safety, and other project goals. We then take the lead to ensure that these goals are maintained throughout the project.

GENERAL CONTRACTING 

General Contracting is the traditional “design-bid-build” method utilized by many owners to procure services. Upon completion of 100% construction documents prepared by the owner’s architect, Henderson will provide a fixed lump sum price to perform the work. We will utilize a select group of prequalified subcontractors during the bid process. All work will be performed in accordance with the owner approved plans and specifications. We approach “design-bid-build” projects with the same team approach mentality as a construction management or design/build project, working with the owner, architect and engineers toward a common goal of completing the project on time, within budget and with the highest level of quality.

DESIGN BUILD

Design/Build provides our clients with a unified team that has single-source responsibility for providing both the design and construction management of their project. Henderson is an active proponent of this method of project delivery and has an established track record of managing successful design/build projects. In addition to a single point of accountability, benefits of Henderson’s design/build approach include increased control over project performance for the shortest possible schedule, streamlined communication, earlier knowledge of project costs, and overall quality management. The design/build process enables our clients to realize minimal risk while ensuring that their project requirements are achieved.

Project Execution

Many variables are examined in developing a strategy to ensure the smooth flow of construction activities at the project site. We establish an on-site organization and lines of authority in order to accomplish the overall requirements of the project. We implement a project management control system that enables our project team to monitor and report on various critical aspects of a project’s status. Project control techniques that are consistent with an owner’s needs are incorporated into this system.

Throughout construction, Henderson focuses on Cost Control, Quality Control, Schedule Control, and Safety.

Project Closeout

Proper and expeditious closeout is essential to a successful project. Henderson’s closeout operations include systems operational readiness reviews, start-up, test and balance, and commissioning activities. Our closeout program also includes building systems training and demonstration, as-built documentation, permit closeout, and financial closeout.
